An Electrical Installation Condition Report is a full test of the fixed wiring — every circuit, every protective device, the earthing and bonding — written up with a code against anything that falls short. C1 means danger present, fixed on the spot; C2 means potentially dangerous, fix it soon; C3 is an improvement recommended, not a fail; FI means further investigation. You get the report as a PDF, usually within 48 hours, with a plain-English note on what actually matters.

If you let a property in Scotland, the Repairing Standard requires an electrical safety inspection before the first let and at least every five years after that. It has two parts: an EICR on the fixed wiring, and PAT testing of any appliances you supply. Tenants must get a copy. We're NAPIT registered, one of the schemes the Scottish Government's guidance recognises for this work, and we do both parts in one visit across Glenrothes, Kirkcaldy, Leven and Cupar. EICRs start from £200, fixed. If the report finds C1 or C2 items we quote the remedial work separately, and you're free to take that quote elsewhere.

A consumer unit fitted before around 2008 will usually have either rewireable fuses or an old Type AC RCD. Neither is good enough for a modern inverter or a 7 kW car charger: Type AC devices cannot be relied on with the small DC currents that electronics push back onto the circuit, so the regulations and the manufacturers both want Type A protection at minimum. Plenty of the Development Corporation-era houses in Glenrothes are exactly this.

A board upgrade from £599 gets you a modern unit with an RCBO on every circuit — so one fault trips one circuit, not the whole house — and surge protection, which the current wiring regulations expect. Tested, certified, and the certificate emailed to you. If we are also fitting solar or a charger, it is one visit and one quote.

A full rewire of a three-bed semi takes three to five days and starts from £7,999. You do not need to move out — we work room by room, keep power on where we can, and put dust sheets down before we lift a floorboard. The price moves with the size of the house, the number of circuits and points you want, kitchen and bathroom work, downlights, and whether you want the board and cabling set up for solar, a battery or an EV charger later. Cheaper to provide for now than to chase walls again in five years.

Everything is designed, installed and tested to BS 7671, with applicable work meeting the Building (Scotland) Regulations and certified through our NAPIT registration. You get an Electrical Installation Certificate for the whole job.

A tripping circuit, a dead socket, a shower that has given up, an outdoor socket for the garden — all normal, and none too small. Call-outs are £59.99 an hour: the first hour gets us to the door and the diagnosis under way; from there small jobs are quoted on the spot and larger ones in writing. Same-day where we can, and a real arrival window rather than “sometime this week”.

Most owner-occupiers never have the wiring looked at after they move in. DUAL Care Electrical is £11 a month for an annual home safety check with a written report, a full EICR every five years included, priority booking and a member labour rate of £40 an hour. Landlords and short-term-let hosts have their own plan at £12 a month per property that keeps the five-yearly EICR, the annual PAT and the alarm certificate current.
