EICR · Landlord electrical safety
Electrical inspections (EICRs) across Fife.
An Electrical Installation Condition Report is a full health check of your wiring. We test every circuit, check the earthing and protective devices, and give you a clear written report with anything that needs attention. Fixed price from £200, NAPIT registered, report usually within 48 hours.

Know what you're taking on before completion, not after.
Older homes
BS 7671 recommends an inspection at least every ten years for owner-occupied homes, and sooner at a change of occupancy.
Before solar, a battery or an EV charger
We check the installation can take it.
Businesses
Commercial premises, often needed for a lease or insurer.
Letting in Scotland
Landlords in Scotland — what the law requires
The Repairing Standard requires an electrical safety inspection before a property is first let and at least every five years after that. The inspection has two parts:
- An EICR on the fixed installation: wiring, sockets, fittings and the consumer unit.
- PAT testing of any electrical appliances you provide, such as the kettle, washing machine or fridge. Tenants' own appliances aren't included.
Tenants must be given a copy, and a new tenant must get the latest report before the tenancy starts. The work must be done by a competent person, and membership of NAPIT, NICEIC or SELECT is the standard the Scottish Government's guidance recognises. We're NAPIT registered, and we do the EICR and PAT together in one visit, with a combined report for your records and your tenants.
Missing RCD protection is enough on its own to fail the Repairing Standard. If your board is old, we'll tell you straight away.
The visit
What happens on the day
- 01
Circuits off in turn
We isolate circuits in turn. Expect the power to be off for short periods, so warn tenants.
- 02
Test and inspect
Every circuit is tested, plus a visual inspection of accessories, the consumer unit, earthing and bonding.
- 03
Your report
You get the report as a PDF, usually within 48 hours, with a plain-English summary of what actually matters.
Reading the report
Understanding your report
- C1 Danger present
- We make it safe there and then, with your permission.
- C2 Potentially dangerous
- Needs fixing soon, and makes the report unsatisfactory.
- C3 Improvement recommended
- Not a fail.
- FI Further investigation needed
- Makes the report unsatisfactory until it's resolved.
Any remedial work is quoted separately and in writing. You're free to use another electrician for it.

FAQ
Frequently asked
How much is an EICR in Fife?
From £200 for a typical three-bed house. Landlord EICR with PAT testing is quoted per property. Fixed price before we book.
How long does an EICR last for a rented property in Scotland?
At most five years, and it must be current before a new tenancy starts. Many landlords renew earlier, and PAT is often done annually as good practice.
Do I need PAT testing as a landlord?
Yes, for appliances you supply. It's part of the required electrical safety inspection in Scotland.
Will the power be off?
Circuit by circuit, for short periods. Nobody is left without power all day.
What if it fails?
We explain each code, make any C1 safe immediately, and quote the rest in writing. You choose who does the work.
Can tenants be home?
Yes. We just need access to every room and the consumer unit.
Book an inspection
Fixed price before we book.
Tell us the property, whether it is let, and roughly how many appliances you supply. We will confirm the price and a date.
